1. Write down what is happening, before deciding what to replace.
"Interphone no longer works" does not yet allow to prepare a passage. Ask what each person sees and hears: can the visitor select the accommodation? Does the occupant hear the call? Does the conversation work? What happens when he orders the opening? For the collective TV, note the affected programs, the time of default and other housing that encounter the same difficulty.
Add the date of appearance, known work or incidents and the existence of a previous passage. This sheet can avoid confusion between a common defect and a situation specific to an apartment. The legible references and photos of the equipment help to prepare for the visit; Access codes and occupant contact details are transmitted via the channel agreed with the manager.
2. Prepare the entrance, technical rooms and accommodation separately.
Three accesses may be necessary for the same passage: entering the residence, reaching common equipment and conducting a test in an occupant. A person present at the reception does not necessarily have the key to the technical room. An accepted quote does not mean that an appointment has been confirmed in the accommodation.
| Point to inquire | Issue to be resolved with the manager |
|---|---|
| Input concerned | Which door, which cage or building should be examined? |
| Common equipment | Where is it located and who can open the room or the box? |
| Private test | Which occupant or representative will be available at the agreed slot? |
| Possible keys | Who gives them back, under what conditions and to whom should they be returned? |
| Access impossible | Who should report it to and how should we keep the point to be reprogrammed? |
| Other companies | Should a power supply, a door or a support be prepared before laying? |
3. Find what has changed in the installation.
A building intercom installation may have evolved in several times. Platinum and the collective system have sometimes been replaced while housing could not be treated. Retrieving this history changes the preparation of a handset replacement. The references in the housing must be reconciled with those in the common system, and the conditions of connection and configuration must be checked.
The file followed with Saint Clair Immobilier in March 2021 This situation is illustrated by the fact that a handset had remained out of a collective renovation due to lack of access. The manager then organized the keys and the tracking of the passage. The starting point was the history of this dwelling in the collective facility.
4. Link the authorization of the work to the conditions of completion.
Before fixing the passage, reconcile the work selected, the necessary access and any work by other companies. A door adaptation or power supply may affect the installation of the equipment. When several operations are planned in the same residence, grouping them together can facilitate the organization of access and monitoring.
In the TV and electricity file coordinated with Saint Clair Immobilier in 2026, the trustee validated two proposals then confirmed the work during the same visit. This rapprochement concerned the distinct needs of the common areas, with a TNT user contact for reception checks.
For a renovation with visiophony, describe the expected video usages, entrances, interior posts and links. The presence of a screen or camera is not sufficient to define the compatibility of the set. The identification and description of the perimeter provide a basis for the proposal.
5. Plan trials that respond to the report.
For an interphony, replay the course: call from the right entrance, answer from the accommodation and order the opening. For a badge, check the relevant pass with the required authorizations. For television, take over the programmes and the catch concerned. Note the function, location and result avoids confusing the installation of equipment with the validation of all uses of the building.
When a test is not possible, the element remains identified for the future: absent occupant, inaccessible premises, power supply to be resumed or other expected decision. The return to the manager benefits from distinguishing what has been achieved from what remains to be tried or programmed.
6. Prepare a restitution that everyone can use.
A useful report brings together the initial report, the report, the operations carried out, the tests and the points remaining open. A photograph may explain any equipment retained, a connection or an installation; it must remain attached to the correct folder. Photos and exchanges complete the follow-up, without turning a scheduled intervention into an already confirmed result.
The manager thus maintains a basis for responding to the occupant, organizing additional access or preparing the next decision. For a housing stock, requests relate to the correct entrance and the correct operation, even when a building has several phases of work.
Prepare, connect and verify.
